We are now ready to launch the tender for the construction phase of the project - which is where we list the project design publicly and potential contractors will submit quotes to deliver the work. We are looking to go out to appoint a main contractor (rather than small packages), however before we do so we wanted to go out to all of you to see if there are any skilled tradespeople amongst our membership (and all your networks) who would be happy to contribute some time to the project. Maybe you have some time on the weekend? Maybe you're a retired plumber, joiner or tiler? Perhaps your company would like to help create an entertainment venue to help rejuvenate the High Street?
Essentially, we are looking to make savings on the project wherever possible and the amazing response we had for initial strip out works (10 months ago) showed us what is possible to do with volunteers. As such, we have divided the full project into deliverable packages, and before we go out to tender we want to put out the word to see who would be able to help. We would pay for all the materials and any tool hires required, but would be looking for volunteer time to help us.

The packages of work are split as follows (note this is just a simple overview and more detail can be provided!):
To continue the strip out of all internal partitions and furniture including kitchen, bathrooms, doorways etc. This was very successfully done with volunteers before and we hope that the same team will be happy to come help again (and any newbies welcome).
This includes the demolition of the small extension at the back (where the kitchen currently is). We believe that this requires a small scaffold to do safely but wouldn’t be a lot of work for a contractor/team as the internal strip-out would have been completed.
In order to make the building fully accessible, we are needing to level out the concrete floor. This involves digging down in the main area and then re-using the rubble in the other area to bring up the floor level. This requires compaction and then it’s likely that further material will need to be sourced for this.
This includes making 5 new internal openings, with reinforcement, and the construction of the new extension which will have a steel frame.
There are a number of small internal walls to be constructed, and also the framing for the wall insulation. We believe this isn’t a lot of work for a small joinery team, and we would provide all the materials. We imagine that we could get some general volunteers to help on this, but would need someone skilled to lead on this.
Installing the wall insulation and covering.
We are installing Air Source Heat Pumps and underfloor heating throughout. This includes installing floor insulation.
Plumbing includes bathrooms, a kitchen and an external tap. Installing the wall insulation and covering.
Once the first-fix plumbing is in, we need to screed the floor to level it.
We need the electrics to be completed by one contractor, but if there is someone out there who would be happy to do this at a significantly reduced rate please reach out.
This isn’t going to be for a while yet and we haven’t finalised exactly how we’d like this to look but if there are any plasterers/decorators out there who would be happy to give us some time in Spring next year please reach out.
This will be completed as the final package and it includes levelling, laying surface and some minor landscaping.
